Terms of service
Last updated: July 31, 2026
These Terms of Service explain the rules that apply when you visit the RegionSide website, create an account, communicate with us, or use our services. In these Terms, “RegionSide,” “we,” “us,” and “our” refer to RegionSide and its affiliated service providers. “You” and “your” refer to the person or entity using our website or services.
By using our website or creating an account, you agree to these Terms.
1. About RegionSide
RegionSide helps adjoining property owners understand and navigate the process of acquiring neighboring vacant property. Our services may include property research, document preparation, application coordination, digital signing and notarization support, municipal submission, public-notice coordination, closing preparation, and assistance through final recording.
When appropriate, RegionSide may also provide optional research services, including skip tracing to locate property owners or other relevant parties, abstracting work to gather and organize recorded property information, and title research concerning ownership history, transfers, liens, encumbrances, and other matters contained in public records.
The availability and scope of these services may vary depending on the property, applicable public records, local requirements, and the needs of the matter.
Our goal is to provide clear information, careful preparation, responsive communication, and dependable guidance throughout the process.
2. Our role
RegionSide is an independent service provider that works with property owners and local municipalities to help coordinate opportunities involving neighboring vacant property.
RegionSide operates under agreements or other authorizations with the municipalities responsible for the properties it services. Through these relationships, RegionSide may identify and contact adjoining property owners, present available opportunities, gather information, prepare documentation, and coordinate the application process within the scope authorized by the appropriate municipality.
RegionSide follows applicable municipal requirements and serves as a point of coordination between the property owner and the appropriate public authority. The nature and scope of RegionSide’s role may vary by municipality and property.
Municipalities retain responsibility for their governmental functions and final decisions, including eligibility determinations, application approval, property availability, and authorization of any transfer.
3. Information you provide
You agree to provide information that is accurate, complete, and current. This may include identification, property-ownership information, entity records, contact information, and documents needed to evaluate or prepare your matter.
You are responsible for promptly informing RegionSide if any information changes or if you discover that information previously provided was incomplete or incorrect.
4. Our commitment to you
RegionSide is committed to:
- Explaining the process in clear, understandable language.
- Preparing and organizing documents with care.
- Communicating important updates and next steps.
- Protecting the personal information entrusted to us.
- Treating property owners, witnesses, public officials, and community partners with professionalism and respect.
- Providing an organized and supportive experience from the initial review through completion.
5. Municipal requirements and decisions
Requirements vary by location and may change over time. Public authorities may request additional information, impose waiting periods, require public notices, review property conditions, or apply other standards before approving a transfer.
RegionSide will make reasonable efforts to prepare and coordinate each matter according to the information and requirements available at the time. However, RegionSide cannot control government review periods, policy changes, third-party actions, or final decisions.
6. Property Review and Approval
RegionSide helps prepare and submit each application with care. The tax authority reviews the request and makes the final decision, so approval and completion of a property transfer cannot be guaranteed.
For example, a previous owner may exercise a right of redemption by paying the amount required by law. The property may also be designated for a public purpose, such as a road right-of-way or another public improvement, making it unavailable for transfer.
A separate issue can arise during the review of tax or property records. If those records need to be corrected, the request may be delayed. A delay does not always mean the request will be denied. We’ll let you know if anything affects your application.
7. Website and account use
You may use the RegionSide website only for lawful purposes. You agree not to interfere with the website, attempt unauthorized access, misuse another person’s information, submit false information, or use RegionSide’s content or systems in a harmful or deceptive manner.
You are responsible for maintaining the confidentiality of your account credentials and for activity conducted through your account.
8. Communications
By providing your contact information, you authorize RegionSide to communicate with you about your inquiry, account, documents, application status, and related services.
Communication preferences and any consent relating to text messages are governed by the applicable RegionSide communications and privacy policies.
9. Privacy
RegionSide handles personal information in accordance with its Privacy Policy and applicable law. Please review the Privacy Policy for information about how personal information is collected, used, protected, and shared.
10. Intellectual property
The RegionSide name, logo, website design, written content, graphics, processes, and other materials are owned by or licensed to RegionSide. They may not be copied, republished, distributed, or used for commercial purposes without written permission.
11. Third-party services
RegionSide may use third-party providers for technology, electronic signatures, notarization, communications, document delivery, research, records access, or other supporting services. Those providers may have their own terms and privacy practices.
12. Availability and changes
RegionSide may update, improve, suspend, or discontinue portions of its website or online services when reasonably necessary.
We may also update these Terms to reflect changes in our services, technology, operations, or legal requirements. Updated Terms will be posted with a revised effective date.
13. Limitation of liability
To the extent permitted by law, RegionSide is not responsible for delays, losses, or damages caused by government decisions, inaccurate information supplied by others, third-party services, events beyond our reasonable control, or a user’s failure to provide required information.
Nothing in these Terms excludes any responsibility that cannot legally be limited or excluded.
14. Governing law
These Terms are governed by the laws applicable in the jurisdiction identified by RegionSide, without regard to conflict-of-law principles. Any dispute will be handled in the appropriate courts unless another legally enforceable process applies.
